Work to develop new smaller bungalow homes on vacant lots.

Unique residential communities, walkable heavily tree-lined single family or smaller starter/retirement homes for sale in addition to multifamily serving a broad income spectrum. Daycares and small groceries.

Adaptive reuse is very positive. Not sure if practical landscape includes increases in urban forest, but it should.

There should be a left turn signal at Boston and Arizona Ave. and the modification that was intended to make loading/unloading zones safer and more accessible and I believe it did the opposite. And the construction took away the stop sign. It was for cars to let pedestrians cross at one of the most critical intersections.

Please do not consider any new apartment buildings. Would destroy the character of Chandler as a suburb, would increase traffic, would lower the standards of living for all Chandler inhabitants.

The brutalist-expressionist architectural style of Center for the Arts has nothing to do with Chandler. It doesn't evoc the history of Chandler, Western lifestyle, the desert, nor native Americans. It's a style that is out of place anywhere in the world, and yet is the most common style in every corner in the world. It's rather a non-style. Please reconsider.

Another thing that keeps small retail, restaurants, grocery, etc from opening are the "make up" air requirements and its implimentation costs like architecture, engineering, city review and construction. These costs can quickly climb to over $100,000 for a system. The rest of the world has far more lenient requirements.
City partnerships with the Hartford school and the St. Mary's church could be effective methods to meet this principle.

Vision should also include emphasis on the investment in and protection of the environmental landscape, outdoor, urban forest - etc. As density increases and people age in place, the needs for connections to nature and outdoor social spaces are paramount. Walkable pathways, shade, and like environmental designs will only make DT Chandler more sustainable and inviting.

I would allow for street parking so that people know there are other people at those businesses. It would be good if a mom and pop market was allowed that was also work/live. Other small work/live retail. Also, allow food establishments to place chairs and tables out front to create a walkable cafe scene. Density will allow such businesses to survive.

This feels a little like suburban sadness from the 70's and 80's. It's too masterplanned. Let it grow organically.

Street parking is better than rear parking. People want parking in their immediate field of vision. Street parking also makes an area feel lively and popular because people want to be where other people are. Let businesses decide if they need parking.

Really go crazy and get rid of massive side setback requirements between buildings. Are they because of fire safety? The rest of the world doesn't agree with this concern. The more distance between everything, the farther people need to walk from one place to the next. It starts to feel like the suburbs and not a downtown area.

I love roundabouts in Europe that keep traffic flowing but in the US they are always made so giant. Not sure why.

This sort of thing is always a nice touch and draws people.
I agree. There are lots of cute bungalows near downtown that could use a little free paint. People would think, "I'd like to live in that cute area and then I could walk to all that downtown stuff."

100% agree. By making those roads less like highways, people will be more apt to cross a street like Chandler or Arizona.

Yep, but I feel as if this should be implemented in other areas of the city as well, not specific to Downtown Chandler, but still a great idea.
