Revise my Lodge by the Blue comment - the A1 parcel surrounding Lodge by the Blue should be Rural Residential
Comment
Lodge by the Blue aka Ruby Placer had very little density assigned by historical records. Recommend changing to rural residential or similar
Comment
This parcel should become open space
Comment
Wakefield Ranch is not open space. Recommend changing this to "Rural" designation
A rec path is definitely a high priority. Understanding the difficulty of getting a grade separated path, we must consider that winter use would be difficult with a grade separated path. This would serve only as a summer seasonal grade separated path because snow plow operations would bury the path in the winter. A year round option is preferred of at all possible especially considering the effort it will take to get any rec path.
Comment
Rather than Enhance the path to Park County, this should read extend the path as no path currently exists to Park County.
Comment
There's many who would argue that senior housing is not needed. Altitude is not someplace seniors look to relocate, and those already within the community have hosuing.
Encourage town to add a road connecting town to county commons to create a less traveled route rather than US9.
Suggested Revision
employee or affordable?
Suggested Revision
high school is in upper blue/breck section.

Middle school would be relevant here.
Suggested Revision
workforce or affordable?
Suggested Revision
Just employee housing, or affordable community housing?
comma
Suggested Revision
Work with CDOT to create safe pullout lanes for officer's gulch trails and climbing.
Suggested Revision
If this stays in the plan, mark it on the maps.
Suggested Revision
Will the move to electric trucks improve this as the engine breaks won't be loud? Time (and current state goals) may solve this one.
If they're looking to establish a sustainable community, (as in a community that remains over time) might consider adding affordable permanent housing.
Suggested Revision
in Cooper-2 in like 4 different ways.
Suggested Revision
There are all kind of redundant. Could combine to like 4-5 total.
add "s" = areas
comma
Suggested Revision
This would be a good place (both land use and paragraph) for "workforce housing" meaning housing built by employers for employees.
Suggested Revision
Why isn't mining remediation important along swan, tiger, snake, and the other two rivers (basins) damaged by dredge and hydraulic gold/silver mining?
Good word, could be utilized in Upper Blue/Silverthorn section.
red
Suggested Revision
Work with CDOT to create pull-outs and other winter vehicle safety elements.
Suggested Revision
Consider rules allowing detachable or smallest bike motors. (If not full sale, then for people living on moonstone/boareas, and or/people with limiting medical conditions)
Suggested Revision
Work with town to extend waterlines to existing developments.
Suggested Revision
1) Add bus access up Moonstone and Shortcut rds.
2) work with mapping companies (apple & google) to deprioritize moonstone and shortcut as a viable to Boreas.
3) Limit STRs on "black diamond" roads such as Breck Heights neighborhood.
Suggested Revision
If affordable and workforce housing are technical and specific terms, consider defining them according to the code. Otherwise, just call it affordable, or community housing.
Suggested Revision
Use technical term.
Suggested Revision
NBD but Breck is abbreviated in the Section head, but not in the policy titles. Consider making consistent.
Comment
Density should be counted at least as a portion of a single family equivalent. Affordable housing should not be completely exempt from the cap.
*community housing
Comment
Thank you for all your work putting this together!
Suggested Revision
if affordable workforce housing is a technical term, use it. Otherwise, affordable community housing.
Question
Has there been a recent study of all of the mines that currently can feed down into Lake Dillion? Has an action plan been put into place to mitigate when a mine "belches"? Are there resources set aside specifically for this to enable clean up and environmental impact studies, or a plan and resources in conjunction with another organization? This will be especially relevant for new and existing housing that is built near impacted streams and waterways.
Comment
List of organizations and funding sources
Comment
The largest issue for businesses currently is that there is not enough available housing. Businesses have been closing because they cannot find qualified staff, even paying $30/hr. Small businesses simply can't afford to pay for housing for staff, the burden is too great on business with less than 10 employees.
Comment
The "Class V" raft put in is the only thing keeping overcrowding at bay below the dam. Consider leaving well enough alone to avoid needs for road and infrastructure improvements that will be needed following raft / kayak put-in improvements
Comment
We need to revisit who qualifies for what type of deed restricted unit, and there are couples and individuals who exceed current limits, but come nowhere close in income to be able to afford non deed restricted housing.
Is this a technical term? Can we change that?
Comment
What are the estimated costs to implement these, and where are the projected revenue sources coming from?
red
Suggested Revision
*basin
Comment
A detailed listing of how much funding is provided by each organization, that is involved in each area, would be helpful in understanding cost of implementation to the county.
Suggested Revision
*affordable "community" housing.
Suggested Revision
Clearly mark trailheads and parking to keep hikers off private property.
missing "s" at the end of town.
